Third, at least 75 percent of a REIT’s assets must be invested in real estate, cash, or government securities.

2. Different types of Real Estate Investment Trust

The main types of REITs are equity REITs, mortgage REITs, and hybrid REITs. 

Equity REITs own and operate properties and use the rental income to pay dividends to shareholders. Mortgage REITs invest in mortgages and other real estate loans and use the interest payments to pay dividends to shareholders. Hybrid REITs combine features of both equity and mortgage REITs.

Hybrid REIT Investments
